While the population in the Buffalo-Niagara market and upstate New York overall is not growing, it is aging, making this market a prime spot for medical practices that focus on the elderly. One of the brightest spots for development locally is the Buffalo-Niagara Medical Campus, located north of downtown Buffalo.

According to Paula Blanchard, a licensed real estate salesperson in the commercial division of Realty USA in Buffalo, the stagnant population is a result of some residents’ migration to warmer climates and higher-paying jobs, but the increase in older demographics bodes well for healthcare in this market.

The demand for medical office space in the Manchester market has largely been driven by practices that serve the elderly, as this demographic group continues to grow. Demand for lower-cost and convenient medical services in the area has initiated several developments by local major hospitals and primary care providers.

According to Steve Norton, executive director of the New Hampshire Center for Public Policy Studies: “Healthcare spending in New Hampshire has outpaced growth in the economy for decades and is projected to continue well into the future as the graying population (one of the key drivers) is not projected to peak until 2020.”

The Stamford, Conn., market continues to be a hub for many medical practices. Its ability to draw from Westchester County, as well as the northern and eastern portions of Fairfield County, make it a key location for numerous medical practices, many of which have multiple locations throughout the state of Connecticut.

With the Merritt Parkway, I-95 and Metro North trains, accessing Stamford is not an issue even for employees and physicians from as far as Manhattan and New Haven County.

The New York City commercial real estate market is gradually coming out of the recent recession, with increasing activity in the healthcare industry – particularly in the expansion of the private sector by way of independent emergency rooms, which in certain ways compete with local hospitals.
 
On the other hand, there has been evidence that the private healthcare sector is shrinking, with doctors ready to abandon private practice and accept permanent positions in hospitals.

Although Rhode Island experienced the second-slowest population growth of all the states over the past decade, it can be noted for its senior and minor residents. According to the new Census data, not only does the state have the ninth-oldest population in the U.S., with 14.3% of the people aged 65 and over, but it also boasts 21.5% of its population as under 18. This bodes well for those medical specialties geared toward geriatrics and pediatrics that may be considering a move to or within the Providence market.

Medical office space on Long Island tends to be difficult to find and expensive once you do.  But it’s not all negative for Long Island medical users. Rental rates have come down almost 20 percent since before the recession.
